Legal Fees
Do you need a Solicitor,
or will a Conveyancer do?
(ask us what the difference is)

The main role of your solicitor / conveyancer is to protect you. Amongst others, they will find out:

  • if the current owner of the property has the 'legal right' to sell it to you

  • whether there are any restrictions or rights of way that affect the property

  • if there is any building planned or road layout changes due in the local area that could affect the value of your purchase

Solicitors will ask for £200-£300 to start the process with the balance being paid just before you move.

We would always recommend a solicitor that wouldn't charge any cancellation fee.

Lender Fees
What you will often find with mortgage deals is:
that the lower the interest rate you are offered,
the higher the fee, and vice versa.

Our role is to find you the cheapest one taking into account the interest rate and fees.

The main fees relating to your mortgage are:

  • Valuation survey fee
  • Homebuyers Report
  • Strutural Survey
  • Booking fee
  • Arrangement fee
  • Completion fee
  • Early Redemption Penalty
  • BACS transfer fee
  • Insurance Admin fee
  • Deed Sealing fee
  • Timber & Damp report

Not every fee is due in every case.

Some of the fees, when applicable, can be added to your mortgage and others have to paid upfront

Because we deal with all lenders, there are times when we can get them to pay :-)

Other Fees
Other than our fee, you may have to pay for:

Estate Agency fee - under normal circumstances you only pay the estate to sell, although this isn't always the case. Your payment becomes due just before you move.

Stamp duty - this is payable on every property valued over £125000 - your solicitor will collect the money and pay to HMRC on your behalf.

Energy Proficiency Certificate ~ costing around £50, every house being sold needs to have one.

Removals - whether you are moving yourself or calling in the professionals, don't underestimate just how much this can cost.
