Sell first or Find first?

There is no worse feeling than when you have found the home of your dreams but unable to proceed because you haven't sold.

The pressure mounts as the risk of losing the property to someone else increases - and the only weapon in your armoury is... to drop your selling price.


What if you have sold, but can't find?

If your house sold really fast and at the right price, if your buyers are unable to wait for you to find, the chances are the house will sell fast again - so don't panic and take as much time as you need.

If you are in a position where it has taken a long time to sell and/or you really struggled to achieve the price you wanted, then you should strongly consider breaking the chain and move into rented accommodation. Although this is not ideal and incredibly inconvenient, on balance it is probably better not to lose your buyer and put yourself in a really great position to buy - the only exception to this is if you will significantly lose out financially by not being on the house ladder.
